You may be surprised to find that it isn’t that difficult provided that you do all of the following:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;Get discharged&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Once you have been discharged from bankruptcy for at least two years it will show that you are now free from the financial issues that you were facing.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;Look at your credit report&lt;/span&gt;&lt;br /&gt;Just because you have received your discharge papers it doesn’t necessarily mean that your credit is cleared up. Mistakes can be made that will result in a misleading credit score. Take a look to ensure that everything that was included in your bankruptcy has been removed. Request a free copy of your credit report from Equifax. If you find that some errors have been made they can be cleared up once you send them your discharge papers.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;Accumulate new credit&lt;/span&gt;&lt;br /&gt;Now that you essentially have a fresh start, it’s time to re-establish your credit. In order to prove yourself worthy of obtaining a mortgage you will need to acquire two to three new forms of credit. A secured credit card totaling $1,000 GIC or more will suffice. Credit carrying forward prior to bankruptcy however will not apply. Each situation can be different though so it’s important that you speak with your mortgage specialist about some of alternative options to gaining new reporting credit. After 12 months of re-established credit (two years discharged) and no missed payments you’re well on your way toward securing a mortgage.&lt;br /&gt;It’s also important to note that while you are in the process of re-establishing your credit you actually need to use the credit in order for your score to increase. Just be sure to never let that balance exceed 50% of your limit.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;Save for a down payment&lt;/span&gt;&lt;br /&gt;Begin saving for your down payment as soon as possible. Five per cent of the home’s value would be the absolute minimum required.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;Get pre-approved&lt;/span&gt;&lt;br /&gt;Congratulations on working so hard to re-establish your credit! You are now ready to get pre-approved for a mortgage so that you can begin searching for your home!&lt;br /&gt;After being discharged from your mortgage for two years and gaining at least a year of re-established credit you are now eligible for low interest rates. Three weeks after fixed rates dropped, Canada’s second largest bank is leading the move back up.&lt;br /&gt;TD is lifting 1- to 5-year fixed rates as much as 35 basis points.&lt;br /&gt;The 5-year posted rate is rising from 5.34% to 5.69% and TD’s “Special” 5-year rate is moving to 4.44%.&lt;br /&gt;Other banks shouldn’t be far behind.&lt;br /&gt;The change takes effect tomorrow, April 5th. Mr. Soper also explored some of the questions about the future of housing currently being debated across the country and across North America, including his thoughts on the age-old rent versus buy debate. &lt;br /&gt;"As the United States struggles through the longest and deepest housing market downturn in decades, policy makers and social strategists are beginning to debate the value to society of home ownership itself," said Mr. Soper. "Few advanced countries weathered the global economic crisis as well as Canada. As real estate markets in many countries collapsed, Canadian homeowners emerged relatively unscathed. This does not mean our housing industry has escaped scrutiny.  Regulators and public policy commentators are rightfully asking what if anything needs to be done to ensure the continued vitality of this critical sector." &lt;br /&gt;Ms. Warren provided an outlook for the Canadian residential real estate market in 2011, and discussed the key economic, industry and demographic trends that will shape the year ahead. Ms. Warren observed, "Overall, we expect sales volumes will edge down only modestly in 2011, but with the momentum favouring the first half of the year in anticipation of higher borrowing costs. This would place sales about 15 per cent below the 2007 peak, and in line with the 10-year average — continuing the cyclical transition to a more sustainable pace of housing demand. &lt;br /&gt;"Market conditions are expected to remain fairly balanced, favouring sellers to some degree in the spring, and buyers by the fall. This in turn suggests relatively steady prices, but with more downside risk later in the year," continued Ms. Warren. &lt;br /&gt;According to Ms. Warren, three factors will likely reinforce a somewhat softer housing trend later this year and into 2012: &lt;br /&gt;• First is a lack of pent-up demand following the record-breaking housing boom of the past decade. Ownership rates are now reaching both a cyclical and structural peak, given inevitably higher borrowing costs, more moderate medium-term growth prospects and more restrictive mortgage product offerings. An aging population also will serve to moderate Canada's aggregate homeownership rate. &lt;br /&gt;• Second is the further tightening in mortgage lending rules announced in mid-January. Coming on the heels of earlier regulatory changes in 2008 and 2010, this will have at least some dampening impact on credit demand, home sales and prices. &lt;br /&gt;• Third is reduced affordability. While average mortgage carrying costs as a share of household income are at historically low levels, average home prices relative to incomes are at historic highs. As borrowing costs move up, affordability will be increasingly strained. &lt;br /&gt;&lt;br /&gt;Mr. Jestin opened the Forum with a brief overview of the economic and financial market trends likely to influence the Canadian outlook.  He noted that "the severe financial strains confronting some debt-heavy European economies and the U.S. probably won't trigger the dreaded double-dip. U.S. and Canadian growth is expected to be around three per cent in 2011. While subdued by pre-recession standards, this will compare quite favourably with prospects for the U.K., the euro zone and Japan." &lt;br /&gt;During his presentation, Mr. Jestin also noted that: &lt;br /&gt;• The global economy continues to gain traction, led by strong performances in the large developing nations of China, India, and Brazil.  These and other emerging powerhouses have become crucial sources of global locomotion, with their impact on foreign exchange and on commodity and capital markets escalating alongside their financial resources. &lt;br /&gt;• While the U.S. dollar and euro may periodically display sudden bouts of currency strength and weakness, both currencies are likely to lose ground over time against commodity-based currencies — such as the Canadian and Australian dollars — and emerging market currencies such as the Chinese renminbi. It is usually much longer than the term of the mortgage. A typical mortgage in Canada may have a term of five years or less during which a specific fixed or variable interest rate will apply, and the mortgage can be renewed at the end of the term.&lt;br /&gt;&lt;br /&gt;The measure announced today will reduce the maximum amortization period from 35 years to 30 years. For any given mortgage loan, a lower amortization period would result in a moderate increase in the monthly payment along with a significant reduction in the total interest paid over the amortization period. This measure is consistent with the principle of encouraging savings through home ownership. The following table illustrates the benefit of reducing the amortization period from 35 years to 30 years for a mortgage loan of $300,000.&lt;br /&gt;&lt;br /&gt;Monthly Payments and Total Interest Savings Resulting From a Reduction in the Amortization Period to 30 Years for a Mortgage Loan of $300,000&lt;br /&gt;Interest Rate 35-Year Amortization—Monthly Payment 30-Year Amortization—Monthly Payment Difference in Monthly Payment—&lt;br /&gt;30-Year vs. 35-Year Amortization Interest Savings—30-Year vs. 35-Year Amortization&lt;br /&gt;4 per cent $1,322 $1,427 $105 $41,850&lt;br /&gt;5 per cent $1,504 $1,601 $97 $55,404&lt;br /&gt;6 per cent $1,696 $1,784 $88 $69,809&lt;br /&gt;The mortgage loan amount used in the illustrative example represents approximately the size of the mortgage loan needed for an average house in Canada. According to the Canadian Real Estate Association, the national average price (based on Multiple Listing Service sales activity) for a home sold in November 2010 was $344,268.&lt;br /&gt;&lt;br /&gt;LOWER THE MAXIMUM REFINANCING AMOUNT TO 85 PER CENT OF THE LOAN-TO-VALUE RATIO&lt;br /&gt;&lt;br /&gt;Borrowers can refinance their mortgage and increase the amount of the loan secured against their home. The measure announced today will reduce the limit on refinancing from 90 per cent to 85 per cent of the value of the home. Refinancing lowers the borrower’s equity in their home. Reducing the maximum loan-to-value ratio on refinancing will encourage Canadians to keep equity in their home and save through home ownership.&lt;br /&gt;&lt;br /&gt;As an illustration, for a home valued at $300,000, refinancing at 90 per cent would allow the homeowner to access up to $270,000, whereas refinancing at 85 per cent would allow the homeowner to access up to $255,000. The lower refinancing limit means homeowners will keep an additional $15,000 in the equity of their home.&lt;br /&gt;&lt;br /&gt;WITHDRAW GOVERNMENT INSURANCE BACKING ON NON-AMORTIZING LINES OF CREDIT SECURED BY HOMES&lt;br /&gt;&lt;br /&gt;Under the current rules, a line of credit secured by the borrower’s home, such as a home equity line of credit, is limited to a maximum of 80 per cent of the value of the home. There has been a substantial increase in the credit available to Canadians through this type of secured line of credit over the past several years, and it is an important factor in the rise in overall household debt. These loans are generally non-amortizing, which means that borrowers are not required to make regular payments on the principal amount of the loan. Moreover, these loans are almost exclusively variable rate products, which expose borrowers to the impact of rising interest rates. While regulated lenders are not required to obtain insurance on lines of credit secured by homes at the time of origination, they may choose to obtain insurance after origination through what is known as “portfolio insurance,” where secured lines of credit are pooled into a portfolio and then insured by a mortgage insurer. At the time of insurance, the benefit of the portfolio insurance is to the lender by facilitating funding, rather than to the individual borrower. Other options exist for lenders to fund their secured lines of credit.&lt;br /&gt;&lt;br /&gt;Many lenders now offer multiple loans or a multi-segment loan secured against a borrower’s home. If a loan or a segment of a multi-segment loan is in the form of a revolving line of credit that does not amortize over time, it will no longer be eligible for government-backed insurance. However, with established scheduled principal and interest payments, a loan will continue to be eligible for government-backed insurance, provided it meets the underwriting standards set by the mortgage insurer.&lt;br /&gt;&lt;br /&gt;Withdrawing government insurance backing on these non-amortizing products is consistent with the Government’s objective of supporting the long-term stability of Canada’s housing market.&lt;br /&gt;&lt;br /&gt;MOVING TO THE NEW FRAMEWORK&lt;br /&gt;&lt;br /&gt;The adjustments to the maximum amortization period and the maximum refinancing amount will come into force on March 18, 2011. The withdrawal of government insurance backing on lines of credit secured by homes will come into force on April 18, 2011. Here are some tips on how to choose a contractor to ensure you get a fair price and are treated fairly during the process.&lt;br /&gt;&lt;br /&gt;• Start by writing down exactly what it is you want the contractor to do and when you want it done. Be specific.&lt;br /&gt;&lt;br /&gt;• Make a list of prospective contractors. Ask friends and neighbors, check the phone book, your local newspaper, or online classified ads like Craig’s List.&lt;br /&gt;&lt;br /&gt;• Meet with the contractors you’ve selected to show them your property and discuss the project in detail. Use your written description of the project to make sure you cover all the points on it with each contractor you meet.&lt;br /&gt;&lt;br /&gt;• If a contractor suggests additional work, ask for his estimate in two parts with the second part covering the additional work he suggests beyond what was on your original project description.&lt;br /&gt;&lt;br /&gt;• Ask exactly who will be doing the work and the extent of the contractor’s personal involvement in your project.&lt;br /&gt;&lt;br /&gt;• For small projects, payment is usually made in full on completion. Larger projects usually require making interim payments on a weekly or monthly basis. Make sure you both agree on when interim payments will be made.&lt;br /&gt;&lt;br /&gt;• Get an estimate in writing. Be sure it specifies all labor and materials that may be required. If subcontractors are required, be sure the estimate includes their cost as well.&lt;br /&gt;&lt;br /&gt;• Choose your contractor based on whatever factor you’re most comfortable with: lowest price; reputation; or ‘gut feel’.&lt;br /&gt;&lt;br /&gt;• It’s good business practice for both of you to sign a copy of the estimate and for you to give the contractor a deposit before the project begins. Effective April 19, 2010:&lt;br /&gt;&lt;br /&gt;   1.&lt;br /&gt;      All borrowers must qualify for the five-year fixed benchmark rate regardless of term. The five-year benchmark rate is published by the Bank of Canada and can be found here; http://www.bankofcanada.ca/en/rates/interest-look.html. This will ensure that the borrower will still be able to afford to pay their mortgage should interest rates rise.&lt;br /&gt;   2.&lt;br /&gt;      Any investment properties that aren’t owner occupied will require a 20% down payment of the homes purchase price. The remarkable recovery of resale housing has prompted a change to the MLS® home sales forecast issued by The Canadian Real Estate Association for 2009 and 2010.&lt;br /&gt;&lt;/span&gt;&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: 11pt; font-family: Arial;"&gt; &lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt; &lt;span style="font-size: 11pt; font-family: Arial;"&gt;“Sales activity started off the third quarter on a strong footing,” said CREA President Dale Ripplinger. “The difference in the resale housing market now, compared to the beginning of the year, is night and day, and nowhere is this more evident than in the West.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;p class="MsoBodyText" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family:Arial;font-size:100%;"&gt;National MLS® home sales activity is forecast to rise 5.3 per cent to 455,400 units in 2010. Expectations had been for a more moderate 3% rise. The positive aspect of the report was reinforced with the decline in June being halved to 1.3% from 2.5%.&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;Expectations of a strong rebound in July were largely premised on the expectation of a rebound in auto production. However, this component rose a relatively modest 0.9% in the month. The strength in the report was more a reflection of a huge 107.2% rise in non-defence aircraft and parts orders. This component can be very volatile month to month reflecting the “lumpy” nature of the sectors output. Thus, it is the case that the increase in July followed a 30% drop in June, although the sector did rise a robust 60.4% in May, suggesting an overall rising trend. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;Excluding this component, there were largely offsetting movements in most other components. This contributed to non-defence capital goods new orders ex aircraft, a leading indicator of business investment, staying relatively flat, dropping a minimal 0.3%. Although the drop was disappointing, it failed to offset strong gains of 3.6% and 4.3% in June and May, respectively.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;In terms of other components of the report, durable shipments rose 2% following a 0.7% gain in June. Inventories continue to be reduced, dropping 0.8% in July following declines of 1.5% and 1.2% in June and May, respectively.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;The rebound in durable orders had been widely expected although more on the basis of indications of rising motor vehicle production as evident in the July industrial production report. Although orders for motor vehicles showed only modest strength in July, it is likely to become a more significant addition in subsequent months with the gap near-term being filled by rebounding aircraft orders. This expected pick-up in motor vehicle activity reflects the combination of various producers coming out of bankruptcy protection in the month and a strong rebound in demand for autos fuelled by the “cash-for-clunkers” program. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;T&lt;span style="color: rgb(204, 255, 255);"&gt;he rise in both supply and demand for motor vehicles is expected to be a key factor returning the overall GDP growth rate to the positive column in the third quarter. Our current monitoring of a 1.3% rise represents a marked improvement relative to declines of 1% and 6.4% in the second and first quarters, respectively. However, the expected gain in the third quarter is indicative of still-modest growth that will not be sufficient to prevent a continued rise in the unemployment rate. The percentage gain was the strongest since February of 2005 with the level of sales the highest since September of last year. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);" align="justify"&gt;&lt;span lang="en-ca"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;All regions posted gains except the Midwest. Sales gains in the Northeast were strongest, posting a 32.4% rise with the South showing a sales gain of 16.2%. New home sales in the West rose a more muted 1%, with the Midwest posting a 7.6% decline.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);" align="justify"&gt;&lt;span lang="en-ca"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;The rise in sales helped pare inventories. Months’ supply of unsold homes on the market declined to 7.5 from 8.5 (revised from 8.8) in June. This measure peaked at 12.4 in January, but as of July fell to its lowest level since April of 2007. In absolute terms, inventories of unsold homes were 271,000 in July following the 280,000 reading (revised from 281,000) registered in the prior month.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);" align="justify"&gt;&lt;span lang="en-ca"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;Today’s report showing th&lt;/span&gt;&lt;span style="color: rgb(204, 255, 255);"&gt;e fourth consecutive monthly increase in new home sales is consistent with the positive trend in other housing indicators. July saw a 7.2% rise in existing home sales, while starts of single-family homes were up for the fifth month in a row. Improved activity has led to some stabilization in house prices, with the Case-Schiller measure (reported yesterday) showing its first increase in quarterly prices in three years. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(204, 255, 255);"&gt;&lt;span lang="en-ca"&gt;&lt;span style="color: rgb(0, 0, 0);font-family:Verdana;font-size:85%;"  &gt;&lt;span style="color: rgb(204, 255, 255);"&gt;However, although recent reports are encouraging, activity levels remains subdued and inventories elevated.
