How to Hire and Work with a Contractor – Part 1

Sooner or later you may need to hire a contractor to perform maintenance, painting, remodeling, landscaping, or other project. Here are some tips on how to choose a contractor to ensure you get a fair price and are treated fairly during the process.

• Start by writing down exactly what it is you want the contractor to do and when you want it done. Be specific.

• Make a list of prospective contractors. Ask friends and neighbors, check the phone book, your local newspaper, or online classified ads like Craig’s List.

• Meet with the contractors you’ve selected to show them your property and discuss the project in detail. Use your written description of the project to make sure you cover all the points on it with each contractor you meet.

• If a contractor suggests additional work, ask for his estimate in two parts with the second part covering the additional work he suggests beyond what was on your original project description.

• Ask exactly who will be doing the work and the extent of the contractor’s personal involvement in your project.

• For small projects, payment is usually made in full on completion. Larger projects usually require making interim payments on a weekly or monthly basis. Make sure you both agree on when interim payments will be made.

• Get an estimate in writing. Be sure it specifies all labor and materials that may be required. If subcontractors are required, be sure the estimate includes their cost as well.

• Choose your contractor based on whatever factor you’re most comfortable with: lowest price; reputation; or ‘gut feel’.

• It’s good business practice for both of you to sign a copy of the estimate and for you to give the contractor a deposit before the project begins. The deposit can be either a flat fee or a percentage of the total estimate amount.

• Never make full payment for a project up front.

We are writing today to share a great community event with you that will be taking place at the end of this month!

We are hoping you will spread the word to your friends, family and co-workers and if possible come out to support our event. We are hoping to fill a large dump truck donated by SMS Equipment with food and supplies for the Fort McMurray Food Bank at MacDonald Island Park on October 28, 29 & 30!

If your organization was interested in supporting the Fort McMurray Food Bank this year now is the time to do so because every pound of food donated by the community is matched by both Shaw and Campbell Canada (to a combined maximum of 650,000 lbs).

Five Tips for Single Home Buyers

Canada’s housing environment has more single home buyers entering the market than ever before. With inventory levels improving in many markets, and interest rates near record lows many people across the country who may have never considered buying a home in the past are recognizing that a mortgage payment on a house can actually be the same or less than what they would spend on renting.

For most Canadians, buying a home is the most significant financial investment they will ever make, and perhaps even more so for singles who are making the transition on their own. With that in mind, Coldwell Banker has come up with five tips to help single home buyers navigate the home buying process:

Keep an eye on the future. A family of one is much more likely to upsize rather than downsize. Some day someone who is single may add a significant other to their family and possibly even children. Though additional space may not be needed immediately, it’s important to consider potential future plans for a home. Keep in mind that there is no such thing as the "perfect" house. Instead, determine what is essential – number of bedrooms, approximate square footage, neighbourhood, etc. And when you do move up, your first home can provide you with equity to purchase your next home or it can be kept as an investment.

Get pre-approved for a mortgage. A pre-approval will let single home buyers know where they stand financially while informing the mortgage company that they are ready to buy. Additionally, this step will demonstrate to everyone involved in the purchase that the home buyer is serious and well qualified.

Location, location, location. The golden rule of real estate applies to single home buyers as well. Factors such as proximity to work, family and nightlife often play a role in the decision of where to purchase a home. Plan ahead for maintenance fee
s. Owning a home is a rewarding experience. However, being the only person with a set of house keys also means being the only person responsible for maintenance. Also keep in mind that certain properties such as condominiums and townhomes require less exterior maintenance and might be a good option for those single home buyers who find the idea of maintaining a yard a bit daunting.

Consider resale value and longevity. Purchasing a home has historically been a great long-term investment. However, there are many reasons single home buyers may need to move, such as relocating for a job or a lifestyle change. Therefore, it is important to think about the length of time that the home will be owned and also consider the resale value of prospective properties during the search. CMHC Guidelines

The Canada Mortgage and Housing Corporation (CMHC) has recently announced some changes that will be made to CMHC insured mortgages. Effective April 19, 2010:

1.
All borrowers must qualify for the five-year fixed benchmark rate regardless of term. The five-year benchmark rate is published by the Bank of Canada and can be found here; http://www.bankofcanada.ca/en/rates/interest-look.html. This will ensure that the borrower will still be able to afford to pay their mortgage should interest rates rise.
2.
Any investment properties that aren’t owner occupied will require a 20% down payment of the homes purchase price. Therefore investment properties will no longer be insured by the CMHC and the borrower will need to acquire a conventional mortgage.
3.
When refinancing borrowers are now able to qualify for just 90% of the homes appraised value in effort to help protect the equity that the borrower has established.





This is an attempt to protect borrowers from accumulating more debt than they can handle while also forcing the housing market to cool off after record-low interest rates.

News

After a year long dip in real estate prices, things are looking up .

The average housing price in Fort McMurray has shot up by over

$35,000 according to CMHC. In Sept 09 the average price of a

Single family home was $605,208. At the end of Feb of this year

it was $640,620.

Yesterday the bank of Canada announced it will keep its key interest rate at 0.25% and will leave it there until the second quarter.

One hurdle facing home buyers is the changes to rules for government back mortgages that comes into effect April 19th. The biggest challenge that we will see in the market place is the purchaser must be pre-qualified at the 5 year rate—NOT the cheapest possible rate.
